Conrex Application Process

How To Apply:  Upon finding and touring your future home listed online on this website, Zillow, or elsewhere, hit the apply button to be taken to that home's listing on Rently.com. There you will create an account and fill out the rental application. When it is complete, it will be sent to Conrex to be evaluated, and you will be notified upon receiving approval. 

Rental Application Guidelines: A rental application must be completed for each person eighteen years of age or older who will be living in the house. Any false information provided by an applicant in a rental application will constitute grounds for the rejection and nullification of that rental application, and will result in the forfeit of any deposit and/or reservation fee. All rental applications are evaluated strictly in accordance with this Rental Policy and with Conrex standard rental criteria. 

Application Fees: A non-refundable application fee of $55.00 is required by each person 18 years of age or older that will be occupying the house. All other fees and pro-rated rent amounts must be paid through our online portal. After approval of your application, a $550 reservation fee is needed to keep the home off the market up to 14 days. 

Security Deposit: Conrex requires a base security deposit equal to one month’s rent as a refundable deposit. At the end of the lease term, the security deposit will be returned to all tenants, less any costs incurred by the landlord for cleaning or repair of the house (excluding ordinary wear and tear) and in accordance with the terms of the lease and applicable law.

Declined Applications: If your application is denied as a result of information provided in a credit report, you will be provided with the name, address and phone number of the credit reporting agency from which the information was obtained, and may request a copy of your credit report from the credit reporting agency within 60 days of denial. 

Screening Disclosures: If any income verification/ ID has been altered in anyway, will be subject to automatic denial. Any additional occupants must be added at the time of application. In the event additional applicants need to be added after an application decision is rendered, this will result in a $300 administrative fee. If you are denied, no additional applicants will be added except a guarantor, if applicable. If an applicant is denied due to a joint decision, no applicants can be removed or added to proceed with leasing a home. In these cases, the applicant will need to wait 30 days to reapply for a home. If payment of move-in funds is late or returned, the move in will be cancelled. If an applicant fails to respond to three or more attempts to complete an application, collect move in funds or documentation the move-in may be cancelled. 

Additional Services:  We offer additional services to our Residents that include Liability Insurance with our preferred partner LeaseTrack. Additionally Residents can rent washers/dryers from our preferred vendor. For more information on these additional services, please ask your Leasing Associate.

Pet Policy

At Conrex we want to find the right home for every member of your family, including the furry ones.  That's why every Conrex property is pet-friendly! To keep your home in quality condition we do have a few requirements:

  • Conrex Pet Policy has breed restrictions which requires a signed pet agreement for each pet. 
  • Restricted Breeds are as follows: Akita, American Staffordshire Terrier, Chow, Doberman, Pit Bull, Rottweiler, and any mix containing one of these breeds.
  • A pet photo is required for all applications including a pet.  Conrex has the right to request a Veterinarian Statement for approval process.
  • There is a $250 non-refundable pet fee, with $100 additional per pet, with a maximum of three pets per home.
  • Pet rent is $35 per month per pet.
  • These requirements do not apply to certified Emotional Support Animals, as defined in the Fair Housing Act.
  • Please note: For all markets a Petscreening application is now required as part of the process. See your Leasing Agent for more details.

Rental Qualification Requirements

Equal Housing

Conrex is committed to compliance with Fair Housing laws, including those that prohibit discrimination based on race, color, sex, religion, disability, familial status, national origin, and all other classes protected by applicable federal, state and/or local law.

Identification

Each applicant must be able to provide a government-issued photo identification card and a Social Security Card. The provided identification card must be issued by a federal, state, or local government agency and include a photograph, name, and date of birth.

Scoring Requirements for the Household

A score of 539 or below is automatically declined when there is only one applicant. For a household with more than one applicant, all applicants must have their screening score averaged. The average screening score for all applicants must be 540 or higher.

No Credit History

If no credit history, approval can be granted with an approved guarantor. Please refer to the guarantor guidelines for the credit and income requirements. If there is a joint application where one of the applicants does not have any credit history, the other applicants must quailify for the home on their joint score and income alone. Applicants with a verified W-7 or ITIN will not have to secure a guarantor, however applicants must have verifiable income that meets the screening requirements and provide a copy of the W-7 or ITIN document.

Guarantors

A guarantor is an application that cosigns the lease and will be financially and legally responsible for the lease term. A guarantor is only allowed for applications when all residents in the household do not have a credit history to verify. If one applicant in the household has a credit history, a Guarantor cannot be used to qualify residents for the home.

Guarantors are required to have a Transunion Advantage screening score of 610 or higher. Income verification must be provided to show the annual gross income is at least 5 times the monthly rental amount of the listed home. Only one guarantor is allowed per household.

Credit Score

The average household Transunion Advantage screening score for all applicants must be 540 or higher to qualify for a lease.

Transunion Advantage credit scores range from 300 – 850. The scores are calculated using the information in your credit report.

There are many places where you can get your credit score. Your bank or credit union may offer free credit scores in their online banking systems. Checking your own credit score will not negatively impact your score. Of course, there are many websites and apps that you can check as well. Keep in mind that different companies have different credit scoring models and that we will be using your Transunion Advantage score.

Income

The combined income of the household (total gross household income) for all eligible applicants must be equal to no less than 3 times the monthly rental amount.

To verify income all eligible applicants must submit one or more of the items below.

  • Paystubs – Two consecutive paystubs are required if paid bi-weekly, four consecutive paystubs are required if paid weekly, and one paystub is required if paid monthly. PDF format showing dates, company name, applicant name, and compensation listed is required.

  • Offer Letter – The offer letter must be provided within 30 days of the lease start date, on company letterhead, stating the start date, hourly or salaried pay indicated, signed and dated by management. An offer letter can only be used to verify income if employment is within the last or future 30 days.

  • Benefit Verification Award Letters – Documentation can be downloaded from the website (https://www.ssa.gov/) showing the monthly benefit amounts must be dated and provided within 30 days of move-in. This applies to any government benefit award letter that includes social security, supplemental security income (SSI), disability benefits, veteran’s benefits, and any pension award letters.

  • Court Ordered Child Support and/or Alimony – A printout of the current payment history to include three months minimum must be downloaded from the applicable state child support enforcement agency website. Court documents showing the ordered alimony amounts are also accepted.

  • 1099 - Self Employment – Three months of complete bank statements in PDF format and three months of payment statements from employer(s) must be provided. The pay statement should be in PDF format showing company info, dates, and compensation detail. If you have worked the same job for more than a year, you will be required to submit an IRS transcript as well.

  • Variable income - Three to six months of pay stubs must be provided. An average will be calculated to determine the average monthly income.
    • Overtime pay will only be used to calculate the average if the amount of overtime is consistent over a three-month period.
    • We cannot use cash deposits to verify income

  • Own Business - IRS transcript for the prior year or a current profit and loss statement. In addition, six months of deposits in a business bank account and a current business license or permit are required. The business must be registered with the Secretary of State.

  • Cash Savings – In the case of no verifiable income, applicants must have a credit score of 700 or more, and provide bank statements for at least three months, showing a minimum balance of rent x 12.
    • House Sale - Escrow settlement from the sale of a home may be used as cash savings if the escrow is due to close before the move-in date. Management approval is required.

Evictions

Any eviction record will result in an automatic denial even if there was a monetary dept that was paid in full.

Collections

To qualify for the lease all applicants must not have the following collections on their credit report.

  • Open or outstanding collection accounts with a household total balance greater than $1,000. Please note that student loans and medical collections are excluded from calculating collection balances.
  • Any collection to a former landlord or HOA community, even if the balance is paid in full
Should you pay off a collections account after applying for a lease, you must wait 30 days to reapply so that the collection no longer shows on your credit report.

• Any criminal offense, deferred adjudication, or conviction for which a person is required to register as a sex offender will be automatically declined. • Any criminal offense, deferred adjudication, or conviction of a felony offense related to the manufacture and/or distribution of controlled substances within the past 7 years from the date of conviction will be automatically declined.
